Full-time $21.00-$25.00 per hour
Maintenance Experience: 3 years (Required)

CORE Management has an immediate opening for a dedicated full-time Maintenance Technician. The Maintenance Technician shares responsibility in maintaining and improving over 13 commercial buildings and 3 residential properties in the Greater Portland Area. Daily work orders and projects may include plumbing, electrical, painting, carpentry, apartment turn overs, elevators, HVAC as well as other duties assigned. We’re looking for individuals who will take the initiative and be more proactive versus reactive to the properites’ needs. The ideal candidate is an effective communicator, pays attention to detail, takes pride in their work, has strong customer service skills, is self-motivated, and works well as part of a team or alone. Compensation will be based on experience and abilities; paid time off, health and vision insurance, Simple IRA matching, gas card and other benefits offered.

Essential Duties

  • Maintain a positive and professional attitude.
  • Evaluate, repair and maintain plumbing, electrical, carpentry, boilers, elevators, fire and safety items and HVAC systems within the buildings.
  • Communicate with Management about any issues, concerns, and customer requests.
  • Identify and distinguish between repairs, projects, and improvements that can be resolved in-house or that requires outside expert assistance.
  • Receive, respond and closeout work order requests via Yardi.
  • Ability to track daily time on Clockify, project/task completion and additional follow up as needed.
  • Work with tools and supplies necessary to complete work orders and projects.
  • Maintain safety procedures at all times and comply with company regulations.
  • After hours on call rotating emergency point of contact.
  • Familiar with fire and safety equipment located within the buildings.
  • Maintain equipment, instruments and tools as required.
  • Identify needed capital improvements including but not limited to HVAC systems, roof structures, etc.
  • Other duties as assigned.

Preferred Education & Experience

  • High school diploma
  • 3-5 years of relevant experience
  • Strong and effective communication skills; both oral and written
  • Strong customer service skills
  • Ability to develop and sustain cooperative working relationships
  • Mature and self-motivated team player with the ability to adapt to change
  • Attention to detail and high standards of work
  • Ability to maintain confidentiality
  • Ability to lift 50 pounds
  • Strong time management skills; including the ability to work under pressure and achieve quality results
  • Demonstrated ability to meet established deadlines/targets/goals
  • Intermediate computer skills; including intermediate mobile skills
  • HVAC/electrical credentials a plus
  • Willingness to travel locally to different sites
  • Must have a valid driver’s license and reliable vehicle
  • Must have a mobile smartphone device with emailing and photo capabilities

The Maintenance Assistant will share the responsibility in maintaining and improving over 13 commercial buildings and 3 residential properties in the Greater Portland Area while gaining valuable work experience. Daily work orders and projects may include plumbing, electrical, painting, carpentry, apartment turn overs, elevators, HVAC as well as other duties assigned. We’re looking for individuals who will take the initiative and be more proactive versus reactive to the properites’ needs. We’re looking for a professional who will take the initiative and help anticipate problems before they occur. The ideal candidate is an effective communicator, pays attention to detail, takes pride in their work, has strong customer service skills, is self-motivated, and works well alone and as part of a team. Compensation will be based on experience and abilities; paid time off, health, over-time and other benefits offered.
